Legacy Leverage Programs:
We’ve all seen it. Brokers build thriving, decades-long careers, help countless people fulfill their housing needs – just to walk away, or let their businesses slowly die when they retire. Their clients go off to find other brokers. If they have a team or own a company those brokers go off to find someplace else to work and someone else to support, encourage and mentor them.
But it doesn’t have to be that way!
I’ve created two incredible programs that allow you, the “originating broker,” to retire or scale back and still bring in good, passive income. Whether you’re an individual broker or you’ve got a team or company of brokers relying on you, we can help!
The Group and Mentor Transition Programs get you to the next stage of your life with added income and the satisfaction of passing down the legacy you’ve taken so many years and so much care to build.
Group Transition Program:
Here’s how it usually goes for a QB or Team Leader when they’re ready for retirement. If you’re running a smaller company and are ready to retire, maybe you have the forethought to get another QB lined up to take your place. But most often QB’s just let their business and the company dwindle and either their brokers leave because they can see what’s coming or because they are expressly told that the company is closing.
This lack of a transition plan leaves thousands of dollars on the table in company split and referral fees from your own clients’ business. With a little support and guidance you can give yourself a strong couple of years and most importantly, you can leave a legacy of a career well-spent and good will with your brokers who have become like family.
This is a program for team leaders and QB’s who are thinking about retiring anywhere from in the next few months to the next few years.
Here’s how this program works:
You bring your team or company over to Talia Freedman and Co.
Teams stay intact and everyone else comes over as an individual. We have a $20,000 cap for the first person (and any individual brokers) and then $5000 additional per person the team. Ask to see our Broker Split Options form for more details.
You receive 25% of the company split for the first year, and 15% for the second year on each and every closing your brokers bring in.
With a $20,000 company split for an individual ($5000 additional per person for teams), you have the chance to make upwards of $50k in the first year if you have 10 strongly producing brokers that move over to Talia Freedman and Co. And $30,000 in year two.
You can move with them and continue to work your own business if you’d like or you can retire immediately and join the referral company (TFCO Referrals) and just receive referral fees.
Whether you’re retiring right now or you are looking a few years into the future, we can start working together to ensure your brokers feel good about making the mover to Talia Freedman and Co. with you.
I have a 3-step plan to ensure a smooth and successful transition:
1 – Gradually introduce me to your brokers by:
- Attending events together (and inviting our brokers),
- Have me join company meetings where I can talk about my areas of expertise (financial planning, the NAR Settlement, affordable housing issues, the Grievance Committee, forms committee)
- Have me teach a (free) CE class for your brokers (I currently have two classes approved and more on the way).
- Bring our brokers together for joint activities…
2 – Talk to your brokers (when the time is right) about making the move to Talia Freedman and Co. This part has to be delicately planned and we’ll strategize together about the best way to do that.
3 – Make the move.
Mentor Transition Program:
Here’s how it usually goes for the individual broker: Maybe you find another associate broker you like enough to send people to. Your past clients or referrals call, and you send them to the new person. Sometimes that works and sometimes it doesn’t. More often than not the client feels no allegiance to the new person so they interview a few brokers and pick the person who feels right to them. Word gets out that you’ve retired (after all, you’ve built this beautiful “referral based” business and your clients talk to each other). So the next time someone needs a broker they don’t call you at all. They just find another broker on their own or they ask one of your other past clients who have already found someone. Regardless, when you stop actively working, your business shrinks surprisingly fast and you find you’ve only made a few good referrals before the calls stop.
This exciting new program is for individual brokers or a pair of brokers who are thinking about retiring anywhere from in the next few months to the next few years.
It’s a program that allows you, the originating broker, to retire and still bring in some good passive income over the two years after you retire through referral fees from your Mentee.
We help you find you a Mentee. This can be a process. We want to make sure it’s someone you are going to feel great about working with and passing your business along to.
We give you a step-by-step method of how to transition your clientele to the new person in a way that is effective and powerful.
The Transition Method includes:
- Teaching your mentee not about “the business” (I am here for that) but how YOU do the business.
- Teach your Mentee how you do things and about your clients. Personal histories (at an appropriate level), hobbies, likes and dislikes (i.e. gift ideas), communication preferences, details about their house and property including things that happened when they bought their houses that might be pertinent when they go to sell…All of the things that will make your clients feel seen and heard by this new person.
- Introducing them to your clients – First subtly and then more overtly.
- Taking them to appointments, working transactions together, going to showings together, delivering your holiday gifts together, taking key referral partners to lunch, printing two sided cards.
- Throwing an annual party to further the connection…
- Have your communications come from both of you.
- Start having your new broker take over the role a TC would normally take and increase the communication with clients.
- Next your Mentee to starts making initial contact without you such as delivering the next year’s gifts on your behalf and/or writing the annual letter from their perspective…
- Then they take over. Your Mentee will become the primary point of contact, your information will fall off the back of the business card, and you’ll sit back and take in referral fees. But if you want to stay more involved you can!
This program can be done quickly if needed, but the slower approach will have a higher success rate.
Either way, you’ll exit your real estate career leaving a wonderful legacy. You’ll help a new broker create a lasting careers and put your clients in capable and trusted hands – all with the benefit of the income and satisfaction that will come with a successful transition.
