- Discuss getting an advance inspection completed

- Sign the listing agreement and give Broker keys
- Fill out seller’s disclosure form prior to going on the market
- Provide any estate, trust or POA documents to Broker
- Get photos, virtual tour and floorplan completed
- Put house on market (using MLS, internet, flyers, signs, lockbox…)
- Market the property for sale including marketing to the public and other brokers
- Receive feedback on showings and make necessary adjustments to presentation, price…
- Get an offer(s)
- Negotiate terms
- Accept an offer
- Put the property in Pending status (no more showings)
- Provide title company with mortgage payoff and other info
- Wait for buyer contingency period (inspections…)
- Negotiate repairs, credit or price reduction (if needed)
- Make any negotiated repairs (if needed)
- Clean property and finish packing
- Get ready to vacate property on agreed-upon date
- Confirm items that are staying with the house
- Sign closing documents (usually at the title company)
- Receive funds a day or two after signing papers
