Home Selling Checklist
Below are the steps it takes in a normal property sale to get to closing. This list will help give you a sense of the flow of a sale. Contact us to have a more in depth discuss on the process and the best way to achieve your real estate goals.
- Have Talia Freedman and Co Broker view the property
- Meet with Broker to discuss the market and findings
- Decide on a list price and timing
- Discuss getting an advance inspection completed
- Complete cleaning, staging and any needed repairs
- Sign listing agreement and give Broker keys
- Fill out seller’s disclosure form
- Provide any estate, trust or POA documents to Broker
- Get photos and floorplan completed
- Put house on market (using MLS, internet, flyers, signs, lockbox…)
- Market property
- Do Open House (Public and/or Realtor)
- Receive feedback and respond accordingly
- Get an offer
- Negotiate terms
- Accept an offer
- Take property off the market (in Pending status)
- Provide title company with mortgage payoff if any
- Wait for buyer contingency period (inspections…)
- Negotiate repairs, credit or price reduction
- Make any negotiated repairs
- Clean property and finish packing
- Get ready to vacate property on agreed-upon date
- Confirm items that are staying with the house
- Sign closing documents (usually at the title company)
- Receive funds a few days after signing papers
- Write five-star review for Talia Freedman and Co
- Refer friends, colleagues and family to Talia Freedman and Co.
